WHY REAL ESTATE PHOTOGRAPHY?
The Real Estate market begins online. Listing photos not only provide the first impression buyers will have of your home or listing, but they make or break whether they come to see it. When I was home shopping, I didn't even bother with the listings that didn't make an effort.
THE best marketing investment you can make is hiring a professional real estate photographer to provide optimized HD images to showcase the home. Professional photos are also a great selling point for Realtors on listing appointments.

As a former Realtor and real estate marketing consultant, I provide my clients with lightly staged, high definition, wide angle and fully retouched professional pictures that help listings SELL. Digital lighting and color correction provide a natural, yet light feel. Don't risk selling for less than your home is worth.
WHAT DO I GET IF I BOOK A STANDARD SESSION?
20-40 minute photo session at each listing, followed by extensive editing and optimization of each and every file.
All our homes are shot with a specialized 16-35mm Wide Angle Lens, with external lighting and the final result is crisp, bright, inviting photos that showcase the home.
Each photo edited by hand to optimize color balance, paint in digital lighting, remove blemishes and shadows.
Friendly, professional and trustworthy service from someone who loves what they do.
Basic staging advice is available but please limit mess and clutter to zero unless you wish to shoot as-is. :)
All photos are shot in RAW format for dynamic retouching and optimization and delivered as high definition JPEG files (MLS ready) within 24 hours. All you need to do is upload! Sky replacement included at photographer's discretion.
Professional editing on EACH file removes all the issues seen in iPhone photography such as blown out windows, dark rooms, color casts and unpleasant tints and blooms from artificial lighting without creating unrealistic, oversaturated fake images.
Full set of High Definition files optimized for MLS sent via Email, WeTransfer or Dropbox with unlimited follow up support.
Printable invoices for taxes available by request along with optional credit card payments.
Full refund available if unsatisfied at delivery. Just be honest! We aren't happy unless you are happy.

Tips, tricks and notes from my experiences...
For best results, book a time when the front of the house is illuminated by the sun (unless you are trying to highlight the pool/yard) and remove cars from the driveway just before the shoot.
Please remove any PODS and trash cans from the exterior if possible.
Look at my slideshow before booking. Everyone has their own style, I like a natural look. Make sure I am the right fit for you. I can however use extra saturation by request for that colorful "pop".
Please limit or hide holiday decorations before I come. Ghosts, Easter bunnies etc. It makes it obvious that the house has been on the market a while and is a distraction from the home. Subtle seasonal touches are welcome.
Keep pools open where possible for September and October sessions.
Please specify if your property has a special view so I can bring the right equipment.
Scary pets are fine, I used to volunteer at the Monmouth County SPCA. If they will pose, I will throw in a free picture.
Put everything away BEFORE the shoot. Move any clutter or family photos into the cupboards and garage.
Lawns should be cut and the house should be clean. This is one of the biggest sales of your life, so make your home look perfect! Closets are rarely included and can fit more than you think.
Bare mattresses don't photograph that well. Go to Walmart, Home Goods, Big Lots, Goodwill etc to get cheap bedding and throw pillows. We can move them room to room. eBay also a cheap option. Some people have left tags on and returned them after the shoot. Nor endorsing that, but it's an idea. Accent colors such as fresh flowers, nice plants or fruit bowls always look good.
Dog beds, cat trees and toys should go away before the shoot. Put everything in the garage. I adore animals and live with many but they may turn off picky buyers.

About Me!
My name is Natalie. I started Real Estate Photography years ago when I was a Realtor, out of sheer frustration when I was buying my own home and didn't have time to go see 50 homes with dark or limited pictures. At the time I was photographing mostly pets and their people, along with beach shots for The Shore Thing.
I became a marketing consultant for Jack Green Realty in Ocean Grove when I gave up my license, and began shooting most of their listings before expanding my business. I truly enjoy what I do as my goal is to help people get great prices on their homes, no matter whether they are big or small.
I currently shoot for around 50 regular real estate agents across NJ, around 10 homes a week. We cover anything from photographing high end homes, to AirBNB Photography, to cosy condos and retirement homes.
When I am not working, I spend my time in our county parks with my 4 adopted dogs or surfing.
I also believe in giving back and paying it forward. Some charities I support are Comfort Cases who help foster children, Second Chance Pet Adoption League who rescue dogs from inner city NJ shelters and Clean Ocean Action as I love nature and the beach.
